They are current on laws and regulations. They have advertising advantages and the ability to get more traffic (potential buyers) through your home, as opposed to you trying to do it yourself. It is stressful enough having to pack, clean, and move. Let the Realtor handle the big stresses for you. If they make recommendations for you to "stage" your home - do it. Staged homes seem to sell quicker; at least they do here. And I know when we bought (again through a realtor) we tried to avoid the by owner places because they can be tougher to do the deal with, so that could be something to keep in mind (you may miss on some purchasers if you go that route). I worked with a girl who tried to do it on her own but I don't know how it worked out because I quit that job before she sold. Here the commission is 6% (3% to sellers agent and 3% to buyers agent) so 3% might be worth the peace of mind.
