Selling ones house and Spider the big flirt.

Wednesday 10th February

Monday and Tuesday have seem me jazzing up my garden and tidying the house. An agent from Richard Luton came through Monday afternoon and yesterday Ray white Agents came through the house. Today I have an LJHooker agent coming through.

My question is do I sell through an agent, are they going to get me a much higher price than I could by myself when their comission is 3% of selling price, so about $10,500 and advertising of about $1500.

A Mortgage broker is suggesting I sell my house myself through AllHomes a website. Am I going to save that much and make as much as an agent would??? Or is it better to reduce the stress (which I am trying to do anyway in my life) and let the Real estate agents do the work??

Of interest to you all may be the fact Spider gave his thumbs up to the team yesterday, he was so smoochy!!!

Love the pics, of course.

As for selling your house via real estate agent or on your own, I think that unless you are quite knowledgeable about it, it's a stress best left to a professional. Just my $0.02 and only based on how I would feel, trying to sell my own place.

Looks like Not Me was in your house and knocked over those books! Cute Jungle cat too!

Sometimes using a realtor is the best way especially to reduce stress and reach the most buyers. Here the commission is 6% (3% to sellers agent and 3% to buyers agent) so 3% might be worth the peace of mind. Hope it goes well!

Of course you didn't do it, Smudge. It was an evil intruder cat. Spider, you make a perfect jungle cat. I don't know much about selling a house, but my gut feeling is that you would probably do better with an agent, unless you know a lot about the market and have a lot of time to spend on selling the house.

What cute pictures - we are sure that if you did do it, it was on accident!

As for selling, we sold my dads house with a realtor and it was so worth it to us - we were able to deal with any little issues that came up much easier. And I know when we bought (again through a realtor) we tried to avoid the by owner places because they can be tougher to do the deal with, so that could be something to keep in mind (you may miss on some purchasers if you go that route). I worked with a girl who tried to do it on her own but I don't know how it worked out because I quit that job before she sold. I know she was told she could make more selling it herself but then again the people who told her that were the people who ran the website that assists (it was Buy Owner, probably similar to what AllHomes does).

In times now, I wouldn't sell my house! If you have to or just want to,makes a differents. Here in the us prices for homes are down! If they are down there too you will not get what it is worth.

I would definitely use a Realtor. They are current on laws and regulations. They have advertising advantages and the ability to get more traffic (potential buyers) through your home, as opposed to you trying to do it yourself. It is stressful enough having to pack, clean, and move. Let the Realtor handle the big stresses for you. If they make recommendations for you to "stage" your home - do it. Staged homes seem to sell quicker; at least they do here. Good luck with it and hope it all goes in your favor!
